The newer homes at Wester Inch and around Boghall have neat roof edges that suit soffit lights well. These are small LED downlights set into the boards under your roof. They light up the front of the house, the drive and the door. In the older stone streets near the centre, we often fit wall lights instead, as many of those houses have little or no soffit.
We mark every light with you first, so the row is even from the street. The cable runs inside the roof space, out of sight. All the fittings are sealed against wind and rain and go on a safe circuit with a switch, a timer, a dusk sensor or an app. Soffit lights in Bathgate usually cost about £60 to £120 each fitted, so six lights are often £400 to £700. You get one fixed price before we start.

Your questions, answered
My house has no soffit. Can I still have outdoor lights?
Yes. We fit wall lights, up and down lights or lights on the garden wall instead. We help you pick a look that suits a stone house.
Do soffit lights cost much to run?
No. LED soffit lights use very little power, even when they are on every night. A timer or dusk sensor keeps them on only when you need them.
Can you add lights in the back garden too?
Yes. Many customers have soffit lights front and back, plus a few lights in the garden. We can do it all in one visit.
Ready for electrics done properly?
